Traydstream Series B - NV 19

Traydstream is a London, UK-based company that has built an AI-powered, Cloud-based platform for digitalizing and automating trade finance processing. It was founded in April 2016 by a team with deep trade finance domain expertise at leading institutions such as Citibank and Deutsche Bank.  The company projects to reach EBITDA breakeven in the current financial year and to be meaningfully profitable from next year which would translate that this would be the last round for them to raise the money.

Duluth Pavilion, GA - NV 18

This is an investment opportunity in Flex/ Industrial Warehouse called Duluth Pavilion, a 70,000 SF flex/industrial conversion project on 8.5 acres in the affluent Atlanta suburb of Duluth, Georgia. It’s under contract at $7,000,000 ($100 PSF), well below replacement cost. We will create 20 new small flex/industrial suites averaging 2,750 SF, a highly desired product in the Northeast Atlanta / I-85 corridor.

There is tremendous opportunity to improve the revenue by increasing the rental rate on both new leases and renewals. Shopping Center Bellaire, TX - NV 16

This opportunity is to invest in Mission Bend Shopping Center in Houston, Texas. The investment funds will be used to improve the Shopping Center. Some notable tenants of the center are ddsDiscount, Harbor Freight, CSL Pharma, Oak St Health.

Kroo Series B - NV 15

This opportunity is to invest in digital bank called Kroo Bank. The bank was founded in 2016 and secured full banking licence in June 2022 and has gone on to launch FSCS-protected current account for retail customers in the UK. Since their launch in January 2023 the bank has acquired 65,000 PCAs (personal current accounts) customers and we have over £438million in customer deposits in just 4 months. This is much faster than the bank’s expectation and at a very low cost of customer acquisition (CAC) all while driving significant customer deposits. For these reasons, the bank is looking to raise additional growth capital to enable Kroo to scale exponentially.

Shopping Center Kingwood, TX - NV 14

This investment is for Shopping Center at Kingwood Common Plaza. It is located off of State Highway 494 in Kingwood, Texas. It is a commercial property where 71% is currently occupied. There are tenants like GameStop, Verizon, Pizza Hut, Pei Wai, Jos A. Banks, Petco, and Carrabba’s. The total GLA is 100,545 square feet. It’s annual NOI is approximately $1.8 million. The projected IRR is 20% with 2x return over a holding period of 5 years.

318 Units Multifamily - Territory Spring, TX - NV 13

This investment is for 318 units Multifamily Real Estate project located at the intersection of Spring Stuebner and Holzwarth Road in Spring, Texas. The property will sit on a 14.745 acres of land. The development use is a 318 multi-family unit, where the rentable area is 284,148 square feet. The nearby retailers and businesses include Exxon-Mobil campus, Hewlett Packard, Krogers, Wing stop, Chick-fil-a, St Luke’s, Jinya Ramen, 24 hour fitness.

318 Units Multifamily - Territory Anserra Katy, TX - NV 12

This investment is for 318 units Multifamily Real Estate project located at 4000 Anserra Trails Katy, Texas 77493. The property will sit on a 13.55 acres of land. The development use is renting multifamily units, where the rentable area is 284,148 square feet. The nearby retailers and businesses include Industrial warehouses, Dodge Dealership, Buccee’s, Bel Furniture and others. The groundbreaking is schedule for Q2 of 2023. We believe this project opportunity would provide 25% IRR (1.75x) over a period of 36 months.

Cold Storage, Arvin CA - NV 10

This opportunity is brought to us by a Texan company, Derby Arvin LLC. It is a real estate project for a storage space of 79,192 square foot located in the opportunity zone of Derby Arvin, California. The size of the site is 6.18 acres. the project is being acquired at an entry cap rate of approximately 200 basis points higher than the market. The owner signed a new 8 year lease-back with the Seller at close.

Land Investment University Blvd, TX - NV 9

We are to purchase approximately 50 acres of land for this real estate project. The site is located right behind Smart Financial Center off of 59 and University Boulevard in Sugar Land, Texas. This land is slated for a mixed-use development. The development use will be for Residential, Commercial and Office Condos. The projected IRR is 18% with a 1.3x return over a period of 2 years.

Marriot Moxy Charlotte - NV 8

This is a real estate development project where we will be constructing a 208 room Marriot Moxy Hotel in Charlotte, North Carolina. It will be an Off-Market Acquisition of fully entitled, shovel-ready site. It will be located in a prime location, the heart of Uptown Charlotte. The hotel will have F&B Rooftop Bar and Terrace, a Starbucks, a Moxy Bar and a Grab-Go Market.

Trovata - NV 7

Trovata provides its customers with a native cloud SaaS platform to efficiently address cash positions (quantify cash on hand in real-time), conduct cashflow analysis (make informed business decisions), and perform cash forecasting (evaluate future cash balances) across all of their bank relationships.

Cold Storage Feather River, CA - NV 6

This is a real estate project of cold storage space of 222,659 square feet. It contains two main buildings and outbuildings. The size of the site is 158 acres. The main parcel is 20-acres and it has an 11 acre rail-served parcel with 127 acres of prime farmland. Out of the total $16.73MM project, we plan to invest $5.5MM equity into this project. The projected IRR is 25% with 1.87x return over a period of 3 years.

Marriot Aloft Savannah, GA - NV 5

This is a real estate project where we will be purchasing a 129 room Aloft Pooler Hotel in Savannah, Georgia. The purchase is $175K/Key which is below the construction cost of $190k/key. This property sits on a 3 acre parcel next to Savannah airport. They have selected Airbridge as their manager. Airbridge is one of the nation’s biggest management companies.

Senior Living Condos TellFair Sugarland, TX - NV 4

This is an investment opportunity in Senior Living Development right in the heart of Sugar Land, Texas.

The real estate project is to build 160 Senior Living Condos in Sugar Land, Texas. It’s strategically located at the intersection of Highway 6 and Alt 90 in Sugar Land, Texas. The tract stands on 12.71 acres land directly next to Hampton Inn. The plan is to raise $20M equity to be invested for a total of $64M project. The projected IRR is 32% with a 1.9x return over a period of 3 years.

Cowbell Cyber Insurance - NV 3

Cowbell Cyber was founded in January of 2019. It enables companies in obtaining accurate cyber insurance coverage for SMBs by mapping insurable threats to the type of exposures. The company is organized as a Managing General Agency backed by A-rated carriers and reinsurers by offering a cyber insurance product called “Cowbell Prime.”

 

Cedarmill Townhomes NC - NV 2

This investment opportunity is for a real estate project which plans to build attached 38 single family homes in metro Charlotte, North Carolina. It will have 7 buildings of 5 to 6 units each on the site area of 13.21 acres. It is located on Mount Holly Road at Sonoma Valley Road, Charlotte, North Carolina 28214. The company has over 170 customers globally which consists of 8 of the top 10 banks like Wells Fargo, Goldman Sachs, Bank of America, and Citi. Their customer base also includes 7 of the top 10 insurance companies like AXA, Nationwide, State farm, and Progressive, and 20% of the Fortune 100. All in all H2O has received strong validation from all market segments to become the industry leading open-source software company for AI transformation.
